What is a holding deposit, and how much is it?

A holding deposit is a refundable payment made to reserve a property before signing the tenancy agreement. At Fuller & Packham, the holding deposit is £80. This amount will be deducted from your first month's rent upon signing the tenancy agreement.

Is the holding deposit refundable if I decide not to proceed?

Yes, the holding deposit is refundable under certain conditions. If you decide not to proceed with the tenancy, the deposit will be returned unless:

• You provide false or misleading information.

• You fail a right-to-rent check.

• You withdraw from the tenancy.

• You fail to take all reasonable steps to enter into the tenancy agreement.

How much is the tenancy (security) deposit?

At Fuller & Packham, tenancy deposits typically range between £150 and £250, depending on the specific property and room type. The exact amount will always be clearly communicated to you well in advance of signing any tenancy agreement. This deposit is held to cover any potential damages or unpaid rent and will be protected in a government-approved Tenancy Deposit Protection scheme.

When is the tenancy deposit returned?

At the end of your tenancy, provided there are no damages beyond normal wear and tear and no outstanding rent or bills, your deposit will be returned within 10 days of both parties agreeing on the amount to be returned.

Do I need a guarantor?

Yes, we ask that all tenants are required to provide a UK-based guarantor. If you do not have one, you may be asked to pay your rent in full before the tenancy starts or use a guarantor service.

How long is the tenancy agreement?

Our standard tenancy agreements run for 12 months, typically from August to July, aligning with the academic year. However, we may offer flexibility depending on individual circumstances.

What is included in the rent?

All our properties are offered with an all-inclusive rent, covering:

• Utility bills (gas, electricity, water)

• High-speed internet

• TV licence

• Council tax (students usually exempt)
